For more, we caught up with CSO Kyle McLaughlin. Specialising in resilient luxury home construction and modular composite building systems, Northstar Construction Company is a full-service custom home builder in Florida, usually taking on projects under $10m. As well as being a general contractor, the company is also a trusted subcontractor, and has the ability to self-perform numerous trades across the world of construction. This combination of a hands-on approach and its deep technical knowledge with Fiber Reinforced Polymer (FRP) tech helps set the company apart. On the topic of this FRP tech, Kyle told us: “We’ve developed an Advanced Fiber Reinforced Polymer (FRP) composite building system that we use across our portfolio, from defence and infrastructure work down to residential. For a homeowner, this translates into walls and structural components that handle wind loads up to 250 mph, don’t rot, don't mould, and don’t lose their R-value over time.” He continued: “In a coastal market like ours, that’s a real conversation, not a marketing line.” It is the materials side of the business that really sets Northstar apart in this environment, and this can be attributed to its presence in the Owens Corning Composites portfolio, which gives it a level of materials science and R&D backing that most builders in the region simply do not have. This foundation has helped the company carve out a values system for itself that revolves around the guiding philosophy of build it once, build it right, and back it up. The point for Northstar is not to be the cheapest, but to truly care for its clients. “If a client is choosing on price alone, they’re usually not our client. What we offer is a combination of materials science most regional builders can’t access, an Owens Corning relationship that backs up the technology, and a team who have actually built things at scale.” Northstar’s philosophy of results-driven care recently defined what is undoubtedly one of its most esteemed projects to date: The Lotus in Naples, Florida. The first home to be built entirely from its modular composite building system, this project solidified Northstar as the leading hurricane-resistant custom home builder Florida, as the devastating Hurricane Ian hit right in the middle of its construction. Kyle explained: “The shell was up but the openings were still exposed – no doors, no windows, nothing buttoned up. By every conventional measure that should have been a disaster. The home came through it without damage. That was the moment we knew the system did what we said it would, in conditions no engineer would design around on purpose.” Kyle continued: “We wanted to demonstrate what post-Ian rebuilding could look like if you started with material science instead of just upgrading what already existed.” The composite shell of this FRP system is a further example of its innovation, with its nonporous nature meaning mould and termites have nothing to eat and its composite rebar foundation solving the issue of concrete spalling that is common with saline-heavy soils in Naples. It is fire-rated to one hour and net-zero ready, and with a reconfigurable wall system to boot, meaning load-bearing walls can be removed, repositioned, or added later, the home can grow either upwards or outwards without the need for demolition. As a result of all of this, The Lotus earned Northstar the 2024 Mark Samuelian Award in Residential Resilience along with a CBIA Sand Dollar Award for Best Specialty Feature. It also opened up a lot of doors for Kyle and the team, who are continuing to deploy their comprehensive approach, which includes a real site analysis before the design and specifying envelope and structural systems early – as well as keeping its sub-list short and its communication tight, across the state. With the construction sector in Florida in the middle of a push towards resilience as a result of Hurricane Ian and the Florida Building Code continuing to tighten, Northstar remains focused on raising the bar for FRP composite construction in Southwest Florida specifically. What ultimately sets it apart is that, whilst most builders focus on craftsmanship and finish, Northstar’s emphasis is on the bones of the house, which determine whether it is still standing and how it is performing in 50 years.
